Top Montgomery County, PA Realtor Don Dowd Discusses Misconceptions about the Spring Market

West Chester, Pa. – Montgomery County, PA realtor Don Dowd is becoming well established as one of the elite real estate agents in the region. As the Spring buying season gets underway, Real Estate Agent Main Line PA Don Dowd believes that many potential home sellers are not aware of the opportunities the current market presents.

"We've been in a down market for so long, I believe there are many homeowners who are simply not aware that sales are picking up in a lot of neighborhoods," Dowd says. "In fact, in many neighborhoods, if your home is priced appropriately, you are going to get a lot of showings and there's a good chance to sell your home pretty quick."

Dowd believes there are a number of reasons for the uptick in the real estate market. Some of it has to do with the mild winter, which has brought an early start to the Spring home shopping season. Other reasons include ridiculously low interest rates and an overall bottoming out of home prices.

"Interest rates are at an all-time low-far lower than they were even a year ago," Dowd continues. "Couple this with a sense among buyers that prices have finally hit bottom, and you have a very potent combination. Hardly ever do you have the combination of affordable pricing and rock-bottom interest rates both going on at the same time. This alone is likely to help turn the market around in 2012."

But that's not the end of the story. Although pricing and interest rates are important factors, Don believes there are other forces in play here as well. One is that Spring is the time of year where there is the largest number of buyers out there. Another is the disparity in pricing in different parts of the country.

"The truth is my inventories are pretty low right now and I'm looking for more sellers to list their homes with me. My advice to anyone out there thinking of selling your home in 2012 is that Spring is the time of year when you tend to get the best price, mainly because this is the time when most people are moving. If you are planning to sell, now is the time to list your house."

"Another thing I would say is if you look at the Pennsylvania market compared to places like Florida or Arizona, there is a large disparity in pricing that will not last forever. Right now, you can get a good price selling a house in Pennsylvania, and buy a property in Florida or Arizona at over 50% off what they were just a couple years ago. Given the demographic trends in our country, I don't expect this kind of opportunity to last too long. If you've ever thought about getting into waterfront or golf course property in one of these warmer climates, now is the time to go for it."

Given all these market factors working in the favor of Pennsylvania home sellers this Spring, and the fact that it costs nothing for sellers to put their home on the market, Dowd is hoping more of them take advantage of this rare opportunity to get into the market before most people realize that sales are picking up.
