Main Line, Pa. – Montgomery County, PA realtor Don Dowd has received another recognition award from RE/MAX for being in the top 25 in sales for the month of January 2012 among the more than 3200 agents in the Pennsylvania and Delaware regions. Since 2010, Dowd has consistently placed in the top 1% in the sales rankings of regional agents, even though the housing market has gone through one of its toughest stretches in recent memory.
What's even more remarkable about Dowd's sales numbers is that he is primarily a seller's agent, meaning he mostly represents those listing their homes for sale. But even during a difficult market like the one we've just experienced, Dowd's sales have thrived while many other agents are simply trying to survive.

"The market is picking up this Spring," Dowd says. "This is especially true in certain areas like Chester, Montgomery, and western Delaware Counties. The challenge in some of these areas is there are not enough good listings for the volume of buyers looking for a new home. In fact, we are even starting to see escalation clauses again, where the buyer places an offer with a clause to up the bid on the home if necessary. Those used to be popular back in the boom markets 5-10 years ago, and the fact that they are coming back is a very good indication of a positive upswing in the market."
Dowd says the postcard mailings are helping to inform home sellers of the new realities in the market.
"While the real estate market is getting stronger, a lot of prospective home sellers either don't believe it or are not yet aware of it," Dowd continues. "To increase awareness, especially in areas where business is picking up, I send out 10,000 postcards to all the houses closest to every new listing I get. To put this number in perspective, most realtors send out no more than 500 or 1000. But I believe now is the time to get the word out to more sellers that it's a good time to jump back into the market, and these postcards are one of the best ways to reach a large number of area residents."
Dowd's ‘out of the box' postcard mailing strategy is already yielding dividends. He reports several new listings that have signed on with him just this week alone.
